Atlanta Multifamily Market Snapshot

In the Atlanta multifamily market, modern meets southern hospitality

Ahh, Atlanta. Thanks to its geographical location, this city serves as an important regional, national and global business hub. More than that, it has charm for days and so many unexpected treasures at every turn. With more than 5.7 million people residing there, it goes without saying that the Atlanta multifamily market is hot.

Here are just a few things we loved about this gem of the Southeast:

Hospitality

Although Atlanta is the ninth largest metro area in the country, it doesn’t have the same tough or aloof vibe as some other big cities we could name (but won’t because we love them, too!). People here are nice. They are welcoming. Even the TSA agents at airport security greeted us with a song. No joke.

Atlanta says, “Come on in. Sit down. Eat some grits, share a story and stay awhile.” (Really, you can have grits with every meal, and we Colorado gals were loving that!) It’s a place that makes you want to stay.

Distinct neighborhoods

Each neighborhood in Atlanta has a distinct vibe and flavor. This neighborhood quiz from Curbed Atlanta hints at the reputation some areas have. If you are more of a cheeseburger-and-fries or a South-of-France type, Atlanta has a spot for you. Downtown, Eastside, Westside, Buckhead or Midtown – not to mention all the outlying areas – there’s a little something for everyone.

Modera by Mill Creek Midtown

We spent the majority of our time in Midtown, visiting one of our client’s properties. Modera Midtown, which practically bursts at the seams with amenities, gives residents nearly front-door access to the neighborhood’s incredible art scene, great restaurants, nightlife and shopping.

This area appeals to a wide demographic range, from Georgia Tech college students to more seasoned art lovers. Speaking of art and culture, check out the Fox Theater’s summer lineup. Modera Midtown’s social hub feature highlights some additional attractions and gives you an idea of why people flock there.

Green things

One of the drawbacks of city life can be a lack of trees or greenery, but that’s not the case in Atlanta. It has been dubbed “the city in a forest” because nearly 36 percent of the city is covered in a canopy of trees. Even National Geographic magazine notes the trees as a striking feature of this southern hub.

Oh, and step aside Central Park, because you have some competition in Atlanta. Piedmont Park, adjacent to the Midtown area, gives city dwellers a mini retreat right in the middle of town. This 200-acre park brings locals outside and draws crowds for its Atlanta Food and Wine Festival, Green Market, outdoor fitness events, concerts and much more.

We really enjoyed getting to know more about Atlanta, and we have had the best time developing Modera’s branding and marketing. We look forward to our next visit – and some more true southern grits.
